Catalyst Investment Partners Secures $260 Million in Financing to Expand Industrial Outdoor Storage Portfolio

Catalyst Investment Partners, a leading firm specializing in industrial outdoor storage (IOS) properties, has announced the successful closing of two significant financing facilities. These facilities, with a combined capacity of $260 million, mark a major milestone for Catalyst Investment Partners and the IOS sector. The financing is secured by an initial portfolio of 27 strategically located IOS properties across eleven high-demand markets on the East Coast of the United States.

This portfolio was assembled through Catalyst IOS Fund II, which closed oversubscribed at $187 million in March 2024. Catalyst Investment Partners manages capital for a diverse range of institutional investors, including pensions, endowments, foundations, and family offices, highlighting their strong reputation and investor confidence.

“Securing these financing facilities is a pivotal step for Catalyst Investment Partners, enabling us to more efficiently capitalize on our growing portfolio of IOS acquisitions,” stated Dan Haroun, Co-Founder and Partner at Catalyst Investment Partners. “This financial backing from prominent North American banks reflects their belief in the strength of the Catalyst platform and the compelling investment opportunity within the industrial outdoor storage real estate sector.”

This strategic financing will significantly enhance Catalyst Investment Partners’ capacity to finance both transitional and stabilized IOS assets within their infill, population-dense portfolio. Crucially, it positions Catalyst to further capitalize on the robust fundamentals currently driving the industrial outdoor storage sector. The demand for IOS properties is increasing due to factors such as e-commerce growth, supply chain adjustments, and the increasing need for strategically located storage space in densely populated areas.

“These credit facilities are a testament to the increasing maturity of debt capital markets within the IOS sector,” added Max Heiden, Co-Founder and Partner at Catalyst Investment Partners. “Catalyst Investment Partners is proud to be at the forefront of this sector’s evolution. We deeply appreciate the partnerships with our banks and limited partners who recognize the attractive potential in this fragmented and compelling asset class.”

The $260 million in financing, combined with existing capital commitments, will enable Catalyst Investment Partners to expand its IOS portfolio to over $600 million in gross asset value. Catalyst Investment Partners strategically targets IOS property acquisitions in supply-constrained East Coast markets where zoning regulations limit the availability of suitable IOS locations. Over the past three years, Catalyst’s dedicated 25-person team, focused exclusively on IOS, has completed over 60 acquisitions across 13 key markets, demonstrating their deep expertise and focused execution in the industrial outdoor storage space.

Justin Horowitz of Cooper Horowitz served as advisor for these financing transactions.
