Eagle Four Partners: Kory Kramer’s Investment Expertise

Kory Kramer is a partner and investment officer at Eagle Four Partners, a real estate investment and development firm. He brings a wealth of experience in acquisitions, dispositions, development, construction, financing, asset management, strategy, and investor relations. Kramer has spearheaded over $3 billion in transactions and financings.

Key projects led by Kramer include the acquisition and transformation of the Fashion Island Hotel into the Pendry Newport Beach, managed by Montage International. He also oversaw the repositioning of the Newport Beach Marriott Hotel & Spa into VEA Newport Beach, while simultaneously securing entitlements for The Ritz-Carlton Residences, Newport Beach. Additionally, Kramer led the purchase and repositioning of the Denver Sheraton Downtown and the development of Element by Westin Reno Experience District.

Before joining Eagle Four Partners, Kramer served as Chief Investment Officer at Pacific Hospitality Group. During his tenure, he directed significant transactions including the purchase and sale of Bacara Resort in Santa Barbara, the development of Paséa Hotel & Spa in Huntington Beach, and the construction of a new clubhouse at Newport Beach Country Club. His portfolio also included expansions of The Meritage Resort and Vista Collina in Napa, and acquisitions of several AC Hotels across the US, Ko’a Kea Hotel & Resort in Kauai, Balboa Bay Resort, and Estancia La Jolla.

Kramer’s academic background includes a law degree from the University of Notre Dame and both a BA and MA from Boston College. Beyond Eagle Four Partners, he serves as CEO of Pretorium, Inc., a private real estate investment and consulting firm. He also holds a board seat at Medalist Diversified REIT, Inc. (MDRR). A former Planning Commissioner for the City of Newport Beach, Kramer’s personal interests include family, beach activities, boating, politics, AFC Bournemouth soccer, charitable work, and travel.
