Capri Investment Group: Uniting Capri Capital Partners and Affiliates for Global Growth

Capri Capital Partners, LLC, a well-established name in real estate investment management, has strategically positioned itself for expanded global operations by becoming a core component of Capri Investment Group (“CIG”). This restructuring marks a significant evolution for Capri Capital Partners as it joins forces with affiliated companies and partnerships under the CIG umbrella, which will oversee all of Capri’s global real estate investment management activities. As of December 31, 2014, this unified entity boasts a substantial $3.7 billion in assets under management, signaling a robust platform for future growth and investment. Accompanying this organizational shift, CIG has launched a new website, www.capri.global, designed to provide comprehensive information about its expanded portfolio of companies and services.

The newly formed Capri Investment Group consolidates five principal SEC-registered entities, including the flagship Capri Capital Partners, alongside Capri Retail, Capri EGM, Capri Global Capital (Cayman), and Capri Africa. Moving forward, all entities within this structure will be collectively identified as CIG companies in external communications and marketing initiatives. This unified branding strategy underscores the interconnectedness and collaborative approach of the group.

According to CIG Chairman and CEO Quintin E. Primo III, this restructuring is a direct response to the company’s ambitious global expansion. “CIG is actively expanding both domestically and internationally, necessitating the development of specialized teams across the globe to effectively manage diverse investment mandates,” Primo stated. He emphasized the strategic rationale behind the formation of CIG: “This expansion has made it crucial for us to coalesce around shared strategic, business, and operational objectives, while reinforcing our distinctive corporate culture. Consolidating our businesses under a unified organizational framework is instrumental in achieving these goals and ensuring we continue to deliver the highest caliber of service to our esteemed institutional clients.”

Capri Investment Group’s operations are structured around five key divisions, each focusing on specific areas of real estate investment:

– Capri Capital Partners: Capri Capital Partners, LLC (“CCP”), stands as the investment advisory arm of CIG. With a rich history dating back to 1990 through its predecessor companies, CCP has cultivated deep expertise in multifamily and mixed-use multifamily investments, catering to major institutional investors. Under the leadership of newly appointed President and COO L. Heather Mitchell, a long-tenured executive within the firm, Capri Capital Partners strategically targets mid- and high-rise properties situated in prime urban core locations within major U.S. gateway cities.

– Capri Retail: Capri Retail encompasses Capri Retail Advisors, LLC, and its property management subsidiary, Capri Retail Services, LLC. Spearheaded by President and CEO Ross B. Glickman and Vice Chairman and CIO Kenneth T. Lombard, who also serves as Vice Chairman, Investments, of CIG, Capri Retail concentrates on identifying and capitalizing on retail opportunities within underserved and evolving retail trade areas. Their investment strategy focuses on strategically selected major U.S. metropolitan markets poised for growth and revitalization.

– Capri EGM: Capri EGM, LLC, established in 2014 through a joint venture with Equity Global Management, specializes in income-generating net lease, sale-leaseback, and build-to-suit real estate investments. Their portfolio spans corporate office, industrial, and retail properties. Veteran net lease investor Shelby E. L. Pruett serves as Co-Chairman and CEO of Capri EGM, directing the company’s focus towards robust locations within key U.S. markets.

– Capri Global Capital: In addition to his overarching role at CIG, Quintin E. Primo III also holds the position of Chairman and CEO of Capri Global Capital, LLC (Cayman) (“CGC”). Since its inception in 2008, CGC has successfully cultivated strategic alliances within high-growth markets across Africa, India, and the Middle East. By leveraging Capri’s established U.S. market expertise, Capri Global Capital is actively pursuing opportunistic, high-return investments in these regions, driven by rapid urbanization and the escalating demand for contemporary commercial and residential properties.

– Capri Africa: Capri Africa, established in 2014, is under the leadership of President and CEO Paul B. Edwards, who also serves as Vice Chairman of CGC. Incorporated in Mauritius and licensed as a GBL1 and CIS manager, Capri Africa is dedicated to executing investment mandates for international investors. The company’s current focus is on seven rapidly expanding African nations. On-the-ground execution is overseen by Natasha J. Mutai, CIO and Managing Director for Capri Africa’s East and Southern Africa Regions, based in Nairobi, Kenya, and Kofi D. Asomaning, Managing Director of Capri Africa’s West Africa Region, operating from Accra, Ghana.

Further enhancing Capri’s global capabilities, in 2014, Sameer “Sam” Chandan, Ph.D., joined the firm as Chief Strategist and Global Head of Strategy and Research. Dr. Chandan is also the founder and president of Chandan Economics, a leading commercial real estate data and research firm, and holds a position as an adjunct associate professor of real estate at the Wharton School of the University of Pennsylvania. His expertise significantly bolsters CIG’s market analysis and strategic investment decisions.

The governance of Capri Investment Group is managed by a newly formed Global Management Board. Chaired by Quintin E. Primo III, the six-member board includes:
