Diversified Partners LLC Breaks Ground on Eastgate Plaza, a Premier Mesa Mixed-Use Development

Diversified Partners Llc, Scottsdale’s leading real estate brokerage and development firm, has officially commenced construction on Eastgate Plaza, a significant 17-acre mixed-use project located at the prominent northeast corner of Elliot and Ellsworth Roads in Mesa, Arizona. The groundbreaking ceremony, held on January 31st, attracted considerable attention from the Mesa community and beyond, including key figures such as Bryan Smith, Project Manager from The City of Mesa Office of Economic Development, Sally Harrison, President and CEO of the Mesa Chamber of Commerce, along with other City of Mesa officials, future Eastgate Plaza tenants, local residents, and members of the press.

Strategically positioned north of the expansive Eastmark master-planned community and in close proximity to the burgeoning Mesa Tech Corridor—already home to industry giants such as Apple, Google, Edgecore, Niagara Bottling, and Dignity Health—Eastgate Plaza is poised to become a vibrant mixed-use destination. This development is designed to serve the needs of local residents, business professionals, and visitors in the rapidly growing area. A diverse array of tenants have already committed to Eastgate Plaza, including a drive-thru Starbucks, d’Lite Healthy On The Go, Pure Barre fitness studio, Fit FX group fitness gym, Fresh Monkee handcrafted protein shakes, Playa Bowls, Kolache Café, Farmer Boys, a fast-casual concept from Southern California, Ono Hawaiian BBQ, Vero Chicago Pizza, Swig soda shop, Euphoria Nail Salon, Mecham Orthodontics, MB2 Dental, Andi’s Hair Salon and Barbershop AVEDA, Discount Tire, and a UPS Store.

Adding a unique touch to the groundbreaking festivities, Senior Taco, another confirmed Eastgate Plaza tenant, previewed its new food truck concept. Attendees were treated to complimentary tacos, quesadillas, and other offerings, all served from a custom Diversified Partners-branded menu.

The Cambria Hotel will be constructed utilizing Cambria’s latest prototypical designs, incorporating premium amenities such as a 500-square-foot rooftop bar and kitchen. This elevated space is designed to host banquets, receptions, and private events, offering breathtaking panoramic views of the Superstition Mountains. The hotel’s first floor will house a restaurant and lounge that extends into a spacious outdoor seating and dining area, complemented by a large outdoor pool complete with a sundeck and fireplace. The anticipated opening date for the Cambria Hotel is September 1, 2025.

The Eastgate Plaza site is owned by Elliot & Ellsworth Investment Properties LLC, an entity spearheaded by Walt Brown Jr. Canyon Building & Design is the construction management firm overseeing the project buildout, with RKAA Architects serving as the project architect, and EPS Group as the civil engineer.
