His responsibilities encompass overseeing monthly financial reports for each property and corporate entity, meticulous job costing and budgeting for development projects, and crafting insightful monthly investor reports. These reports are crucial for highlighting investment performance, detailing investor capital account status, and calculating investor waterfalls. Daniel’s expertise extends to conducting semi-annual asset valuations and collaborating closely with the Principals to model asset performance, ensuring informed investment, financing, and disposition strategies for Rise Partners.
Prior to his pivotal role at Rise Partners, Daniel honed his financial acumen as a Senior Manager at Elliott Davis, a public accounting firm. There, he led a specialized team focused on auditing financial statements for investment hedge funds and private equity funds, demonstrating his deep understanding of complex financial landscapes.
Daniel’s strong educational foundation includes a bachelor’s degree from the University of Tennessee at Chattanooga. He further solidified his professional credentials by becoming a licensed Certified Public Accountant (CPA), a Certified Internal Auditor (CIA), and a Chartered Global Management Accountant (CGMA). Jeff Howell, VP of Development at Rise Partners, brings over 13 years of experience in leasing and project management to the company. Since joining Rise Partners in 2020, Jeff has been instrumental in establishing and growing the Leasing and Property Management divisions. His extensive background provides a comprehensive perspective on both leasing and development processes, allowing him to formulate and execute effective leasing strategies for Rise’s portfolio. Jeff’s primary goal is to consistently exceed client expectations through strategic operational execution and a deep understanding of client needs in the real estate market.
Before joining Rise Partners, Jeff was a Senior Manager at CBL Properties for five years, where he specialized in development leasing for peripheral properties within CBL’s Midwest regional shopping centers. His focus was on integrating mixed-use developments, including food & beverage, entertainment, medical, hospitality, and multifamily residential spaces, into anchor redevelopment strategies. Earlier in his career, Jeff also served as a Development Project Manager at The Hutton Co. and a Construction Manager for EMJ Corporation, further broadening his industry expertise.
Jeff holds a bachelor’s degree in Management from Clemson University. Outside of his professional life, he enjoys spending quality time with his family and pursuing outdoor activities such as mountain biking and kayaking.

His multifaceted role includes supporting the underwriting and acquisition team, expertly managing projects through the complex entitlements and predevelopment phases, and overseeing development projects from initial concept to successful completion. Sam’s comprehensive approach ensures that Rise Partners’ projects are strategically sound and efficiently executed.
Prior to joining Rise Partners, Sam gained valuable experience working for general contractors in project management roles for large-scale healthcare, government, and private commercial projects nationwide. Throughout his career, he has successfully managed projects totaling over $300 million and encompassing more than 2,000,000 square feet, demonstrating his capability to handle significant and complex developments.
A Chattanooga native, Sam is actively involved in his community. He holds a Bachelor’s Degree in Building Science from Auburn University and a Master’s in Real Estate Development from Cornell University, reflecting his strong academic foundation in real estate. Sam’s community engagement includes serving on the McCallie School Chattanooga Alumni Chapter, the Downtown YMCA Board of Directors, the Urban Land Institute East TN Steering Committee, and the Downtown Chattanooga Alliance Board of Directors.

Travis also plays a crucial role in fostering seamless coordination between leasing, property management, and capital projects teams, ensuring a cohesive and efficient operational framework.
Travis brings a wealth of experience in real estate, finance, and acquisitions to Rise Partners. His background includes corporate finance and accounting roles, such as FP&A Manager and Assistant Controller at Rasa Floors, a national multifamily flooring provider. Additionally, he has over eight years of experience in third-party leasing, sales, and tenant representation at CBRE in San Antonio, TX, further solidifying his expertise in the commercial real estate sector.
He earned a bachelor’s degree in mathematics from the University of the Incarnate Word in San Antonio. After moving from San Antonio and a brief period in Dallas, Travis and his family chose Chattanooga as their long-term home in late 2023, attracted by the city’s mid-size appeal and outdoor lifestyle. In his free time, he enjoys golf, coaching youth sports, travel, and exploring new culinary experiences with his family.

Sarah holds a Bachelor of Science degree in Consumer Sciences from the University of Georgia. She resides on Signal Mountain, Tennessee, with her daughters and enjoys outdoor activities, running, and cooking in her leisure time.
