L&M Development Partners Achieve Passive House Milestone at Alafia Affordable Housing

L&M Development Partners are demonstrating their commitment to sustainable and high-quality affordable housing with the Alafia project in East New York, Brooklyn. The Construction Team recently celebrated a significant achievement: successfully passing a rigorous Passive House air test for the Alafia Phase 1 C1/C2 building.

This 452-unit affordable housing property, developed in partnership with Services for the UnderServed, underwent a stringent air leakage test within its expansive 390,000-square-foot structure. Using large fans to pressurize and depressurize the building, the test confirmed the effectiveness of the tight building construction implemented by L&M Development Partners. The leakage measurement was significantly lower than the Passive House standard requirement.

Future residents of Alafia C1/C2 will benefit from the advantages of Passive House design, including superior indoor air quality, consistent temperatures, enhanced energy efficiency, and quieter living environments. Designed by Dattner Architects with landscape engineering by SCAPE Landscape Architecture DPC, Alafia C1/C2 also passed a construction walkthrough with the NYC Department of Buildings, alongside the adjacent 128-unit Alafia C3 building being completed by Apex Building Group, Inc.

The overall Alafia project, transforming the former Brooklyn Developmental Center, will deliver 2,400 affordable and supportive homes. Alafia will join Sendero Verde in Harlem in L&M Development Partners’ portfolio of Passive House-certified properties, further solidifying their leadership in sustainable affordable housing development.
